These two properties were acquired in May 1995 from The Prudential and occupies a prime retail position in Preston. No 96 is a Grade II Listed Building which was acquired on a subject to planning basis in order to remodel the shop front and enlarge the ground floor sales area.
Terms were agreed with the Cheltenham & Gloucester Building Society to lease No. 96 on a simultaneous basis. This property was sold in May 1995.
No. 95 was pre-let to Going Places Leisure Travel Ltd., in October 1996, and the ground floor sales area enlarged to 1,400 sq.ft. In February 1997, on completion of the works, the building was sold to Liverpool Victoria Pension Trust at an initial yield reflecting 6.7%.
