This property was formally the Swan Hotel, a Grade II Listed Building, and was acquired from the receivers in November 1992. The acquisition was subject to detailed planning consent for extension and refurbishment of the building to provide 20,000 sq.ft of retail space in two units.

The units were pre-let to Iceland and Superdrug, on new 25 year leases to institutional standards without breaks

The project was financed via a debt loan from Julian Hodge Bank for £700,000 and £200,000 from LRE’s own resources. Completion was in September 1993 and the project was sold in December for £1,485,000 to in house clients of Hillier Parker, showing a profit in excess of £500,000.
